Baseline is a master-planned community in Broomfield positioned along the growing I-25 corridor at the crossroads of the Boulder and Denver metro areas. The neighborhood follows a New Urbanism framework — walkability, compact lots, shared green spaces, and a strong architectural identity. Designing within that framework meant every decision, from massing to material, had to contribute to a coherent streetscape as much as to the individual home.
In collaboration with Boulder Creek Neighborhoods, Osmosis Architecture designed the Limited Edition series: five three-story detached, alley-loaded models ranging from approximately 3,000 to 3,300 square feet. The challenge was to create homes that feel generous rather than compressed on narrow lots — and that contribute variety and rhythm to the street without fragmenting the overall neighborhood character.
Three levels, each with a purpose
The ground level anchors the home with a three-car garage, recreation room, and powder room, along with a sixteen-foot sliding door opening to a large covered patio. Buyers can option the lower level as a wet bar, full bedroom and bath, or a complete multigenerational suite with laundry and kitchenette.
The second floor is organized around entertaining — kitchen, dining, and living flow together and connect to a covered balcony, maintaining indoor-outdoor connection that is critical in a vertical home. An enlarged stair landing in the Energetic model creates a bright, usable alcove from what would otherwise be pure circulation space.
The third floor is reserved for privacy: bedrooms, bathrooms, and laundry in a layout that supports retreat while maintaining efficiency.
Exterior and recognition
The series introduces a modern interpretation of the brownstone-style raised entry, elevating the main entry midway above grade to strengthen the connection between home and street. Strong vertical proportions, layered massing, balconies, material contrast, and recessed entries add depth and warmth across all five models.
The Energetic model received Silver Awards at both The Nationals and the BALA Awards, and was a finalist at the 2025 Denver MAME Awards for Architecture of a Model Home. Since the Limited Edition series opened in 2024, Boulder Creek has expanded its Baseline offerings with the Wee-Cottage Series — four two- and three-story models ranging from approximately 1,425 to 2,100 square feet, also designed by Osmosis Architecture.
