Good production design isn't a compromise. It's a different kind of problem to solve.

The constraints are real: cost targets, construction efficiency, lot coverage requirements, a buyer market with specific expectations. But within those constraints, there's more room for thoughtful design than most people assume. The difference between a plan series that sells and one that sits often comes down to how well the design anticipates what buyers actually want, and how cleanly the drawings communicate that to the trades building it.

We've been doing this work for over 30 years, in partnership with builders across the Denver metro and Northern Colorado. We understand what builders need from a plan set and design accordingly: efficient layouts, clean detailing, and drawings that don't generate unnecessary RFIs in the field.

What we bring

We work with builders at every scale, from regional production homebuilders developing full plan series to smaller builders adding a model or two to an existing lineup. Our involvement typically spans schematic design through construction documents, with structural and energy consultant coordination as needed. We think carefully about the things that drive buyer decisions, including kitchen layout and sight lines, primary suite flow, garage orientation, and curb appeal across price points, and we approach each plan series as its own design problem.

Beyond the floor plan

The best builder product work extends beyond individual plans to the neighborhood as a whole — elevation variety, streetscape rhythm, how different models mix on adjacent lots. We think at that scale too, and we're happy to work with builders on architectural standards that give a development a coherent identity from the start.
