We’re always looking for ways to create homes that reflect real lives and real communities. This new residential project on a 7.2-acre infill site near Peña Station, is a great example of how thoughtful architecture can support affordability, livability, and long-term value.
This introduces 107 for-sale townhome-style homes in an area where most multi-family housing is rental. Designed with both builders and residents in mind, the project offers a smart mix of unit types—efficient, two-story layouts with three or four bedrooms, attached garages, and footprints ranging from 1,175 to 1,476 square feet. Some of the homes will be permanently affordable, expanding access to ownership for first-time buyers and essential workers.

The architecture reflects our Colorado roots: clean, modern forms; durable, cost-conscious materials; and a design approach that adds variety and warmth without driving up construction costs. This is modern residential design with purpose.
The Gateway site is uniquely positioned near Denver International Airport, adjacent to open space and trails, and within easy reach of retail, transit, and established neighborhoods. It’s a place where access, connection, and smart design come together to create something meaningful.
Osmosis Architecture is proud to partner with developers and builders across Colorado to bring homes like these to life. They're homes that reflect community values, builder priorities, and the evolving needs of our state.
